A hidden leak announces itself in one of three ways: a water bill that makes no sense, a damp patch that keeps growing, or a section of floor that has started to lift. By the time you can see it, it has been running a while.
The old approach was to start opening things up and hope. We use acoustic and thermal equipment to narrow it down first, so the repair is one patch rather than a wall full of them.

Why it's different up here
Two local wrinkles. A lot of Upper Mountains properties run rainwater tanks and pumps, and a pump that keeps cycling when nothing is running has a leak on the line. Replacing the pump first wastes the money. In an area with this much rain and this many old sandstone-footed cottages, damp does not always mean a plumbing leak. We will tell you if it is a roof or a rising-damp problem instead of charging you to chase a pipe that is fine.
The things people ask
How do I know if I have a hidden leak?
Turn every tap off and check whether the water meter is still ticking over. If it is, something is running. That is the cheapest test there is and you can do it yourself in two minutes.
Will you have to break anything?
Detection itself is non-invasive. The repair usually needs access somewhere, but the whole point of detecting first is that it is one small opening rather than exploratory demolition.
Can you provide a report for insurance?
Yes. If you are making a claim, tell us up front and we will document the findings properly, with images, in a form your insurer will accept.
